Do you offer emergency service?

Why does my water heater fail early in Colorado Springs?

Usually pressure. City water here is soft, so scale is a smaller factor than most people assume. Several pressure zones in this city run well above 80 psi at the tap, and the heater takes the worst of it. If a pressure reducing valve or a check valve sits at your meter, the system is closed, so heated water has nowhere to expand and pressure spikes every time the burner fires. The third cause is an anode rod nobody ever replaced. We gauge pressure, fit an expansion tank and check the anode.

How do I prevent frozen pipes?

Most of our freeze calls come after a warm afternoon turns into a hard overnight low. Pull the garden hoses off your hose bibs before the first real freeze and let the bibs drain. Insulate any supply line running through a crawlspace, an attic or an exterior wall. Close the crawlspace vents for winter. On the coldest nights, open the cabinet doors under sinks on outside walls and leave one faucet at a trickle.

Do I need a softener here?

On the city supply, probably not. Colorado Springs Utilities draws mostly from Pikes Peak and Rocky Mountain snowmelt running over granite, and publishes hardness around 30 mg/L as calcium carbonate, about 1.8 grains per gallon. That is soft water, and a softener has little to remove. If taste or a chlorine smell is the complaint, a carbon filter or a reverse osmosis tap costs far less and fixes it. Homes on private wells around Monument, Black Forest and Falcon are the ones with real hardness. We test before we quote.

Does homeowners insurance cover a burst pipe?

Most standard policies pay to dry out and repair sudden water damage from a burst pipe. The cost of fixing the pipe itself is usually excluded. Slow leaks that ran unnoticed for months are often excluded too, which is why a damp smell is worth chasing early. Photograph everything before cleanup starts, keep the failed section of pipe and call your carrier the same day. Our invoices are itemized so an adjuster can read them.
