Late Victorian and Edwardian two story homes from about 1890 to 1930 along Cascade, Nevada, Wood and Tejon, with stone or rubble foundation basements, later apartment conversions near Colorado College, and mid rise buildings on the downtown grid itself.
What the pipes look like around here
The Old North End is one of the oldest intact residential districts in Colorado Springs, and the plumbing reflects it. Most of these houses were built with galvanized steel water lines and cast iron waste stacks inside, running out to a vitrified clay lateral under the front yard. Almost all of them have been partly updated at some point, usually in a hurry and usually only as far as the wall the plumber could reach. That means a single house can carry copper from the 1970s, a stretch of PEX from a bathroom remodel and an original galvanized run to an upstairs bath, all on the same system. Before we quote a repipe we trace what is actually there.
Roots, alleys and the trees
Wood Avenue, Cascade and the streets running up toward Colorado College carry a tree canopy that is genuinely the best thing about the neighborhood and genuinely hard on the sewers. Roots go looking for the warm moist air leaking from an open clay joint, get in as a hair, and thicken until the line holds waste. We camera first, locate the fault from the surface and paint the spot, because a targeted trench between a stone wall and a hundred year old maple is a very different job from an exploratory dig.
Access and basements
Headroom in these basements is short and the floors are rarely flat. Pipe runs have been patched, rerouted and boxed in by decades of owners. We plan the route for anything bulky before the day, whether that is a water heater going down the stairs or a drum machine coming through a side door. Where there is no usable cleanout, and there often is not, we will tell you upfront whether a toilet has to come up.
Downtown buildings
The commercial and mixed use blocks on Tejon and around Bijou bring their own pattern: shared stacks, tenant fit-outs plumbed into whatever was nearest, and grease loading on kitchen lines from ground floor restaurants. Those main lines want jetting rather than cabling, and they want it on a schedule instead of after a back-up.
Permits
Sewer replacement, repipes and water heater work in the city go through Pikes Peak Regional Building Department. In the historic district you also want the trench, the restoration and any surface work thought about before it starts. We pull the permits, call in the locates and meet the inspector.
What matters locally
Clay laterals under mature street trees
The elms and silver maples along Wood Avenue and Cascade were planted around the time the sewers went in. Clay pipe comes in short jointed sections, and a century of ground movement opens those joints just enough for a root to find them.
Galvanized supply still in service
Plenty of these houses carry original galvanized steel water lines that have scaled down internally to a fraction of their bore. The usual complaint is poor pressure upstairs, rusty first draw in the morning, and pinholes appearing at threaded joints.
Stone basements and shallow crawl areas
Foundations here are stone or early poured concrete, with low headroom, uneven floors and pipe runs threaded through joist bays over many decades. Access shapes the price of almost every repair, so we look before we quote.
Alleys, narrow lots and historic district rules
Back alley access helps for equipment, but lots are narrow and neighbours are close. Excavation in the Old North End historic district needs care with landscaping, stone walls and mature trees, and the permit and locate work comes first.
