Terms of Service

You get a written flat price before work begins and that price holds. If we find the job is different from what was quoted, we stop and requote rather than carrying on and adding to the bill. Payment is due when the work is finished. Our workmanship carries a warranty, and these terms are governed by Colorado law.

1. Who these terms cover

They apply between Springs Plumbing Pros and the person who books the work, referred to here as you. Booking a visit, by phone or through the form on this site, means these terms apply to that job.

If you are booking on behalf of somebody else, such as a landlord booking for a tenant or a property manager acting for an owner, you confirm you have authority to approve the work and to pay for it.

2. Quotes

A quote is given after a plumber has seen the problem, unless it is a straightforward replacement we can price from what you describe and photograph.

Quotes are valid for 30 days. After that, parts pricing may have moved and we will confirm the number again.

A quote is a flat price covering the parts and labor described in it. It holds even where the work takes longer than we expected. Permit fees are shown separately and are included in the approved total where a permit is required.

What a quote does not include, unless stated: repair of pre-existing faults found once something is opened up, restoration of finishes such as tile, drywall, paint or landscaping beyond making good to a patchable state, and drying or remediation of water damage.

3. Diagnostic and callout charges

Where finding the fault is itself the work, such as leak detection or an intermittent problem, there is a diagnostic charge. It is quoted to you before we come out and credited against the repair if you go ahead.

Out of hours, weekend and holiday calls carry a callout charge at a higher rate. That number is given to you on the phone before anyone is dispatched.

4. Booking and access

Please make sure someone aged 18 or over is at the property for the visit and that the work area can be reached. That includes clearing cupboards under sinks, moving stored items away from a water heater, and providing access to a crawlspace, a basement, a meter pit or a gate.

Tell us in advance about parking restrictions, stairs, steep driveways, narrow doorways, dogs, alarms or anything else that affects the visit. This matters more than usual in Manitou Springs and the older downtown streets, where access shapes the job.

If nobody is at the property and we cannot get in, a wasted visit charge may apply.

We will tell you if the water has to be shut off and for roughly how long, before we do it.

5. Changes to scope

Plumbing is opened up as it is worked on, and occasionally what is behind a wall or under a floor is not what the evidence suggested. If that happens we stop, explain what we found, and give you a revised price for your approval before continuing. You can decline and pay only for the work done to that point.

The reverse applies. If the job turns out to be smaller than quoted, we say so and the price comes down.

6. Payment

Payment is due on completion of the work unless we have agreed something different in writing.

For larger jobs such as a full sewer lateral replacement or a whole house repipe, a deposit toward materials may be required before we start, and the balance is due on completion.

We accept the payment methods listed at the time of booking. Card payments are handled by a payment processor.

Overdue accounts may carry interest at the maximum rate permitted by Colorado law, plus reasonable collection costs.

Title to any parts or equipment we supply passes to you when the invoice is paid in full.

7. Cancellation and rescheduling

Cancel or move an appointment by giving us as much notice as you can. Notice before the day is always fine and costs nothing.

Cancelling after a plumber has arrived may incur a charge covering the visit.

Where a job has required special order parts, the cost of those parts may be charged if they cannot be returned.

If we have to reschedule, which happens occasionally when an emergency call runs long, we will contact you as early as we can and offer the next available slot.

8. Permits and inspections

Where the work needs a permit, we apply for it through Pikes Peak Regional Building Department or the relevant authority for your address, arrange the inspection and meet the inspector.

You agree to allow access for the inspection and to allow any correction work the inspector requires.

Permit fees are passed through at cost and shown on the quote.

9. Warranty on workmanship

Our labor carries a workmanship warranty. If a repair we made fails because of how we did it, we come back and put it right at no charge, and those visits take priority over new bookings.

Parts and equipment we supply carry the manufacturer’s warranty, registered to your service address. We will assist with a manufacturer claim.

The workmanship warranty does not cover: damage caused by freezing, misuse, tampering or work done by somebody else after us; failure of existing pipework or equipment we did not supply or install; blockages caused by what has been put down a drain; and conditions we identified and advised on in writing which you chose not to address.

Drain clearing is a clearance of a blockage at a point in time. It is not a warranty that the line will stay clear, because the underlying condition of a line is what governs that. Where we think the line will block again we will say so and recommend a camera inspection.

10. Limitation of liability

We carry out work with reasonable skill and care and we take responsibility for our own negligence, including personal injury or death caused by it, which nothing in these terms limits.

Beyond that, our total liability for any one job is limited to the amount you paid us for that job.

We are not liable for indirect or consequential losses, including loss of income, loss of use of a property, or damage to items that were stored in a work area after we asked for it to be cleared.

We are not responsible for pre-existing defects, or for damage that follows from a condition we advised you about in writing and were not instructed to repair.

11. Complaints

Call us first and tell us what went wrong. Most problems are resolved on a return visit. If you are not satisfied with the outcome, put it in writing using the contact details on this site and we will respond.

Colorado licenses plumbers and plumbing contractors through the Department of Regulatory Agencies, and you may raise a concern with the state as well.

12. Governing law

These terms are governed by the laws of the State of Colorado, and the courts of Colorado have jurisdiction over any dispute arising from them.

If any part of these terms is found unenforceable, the rest continues to apply.
